LAND DEVELOPMENT SERVICES
Since its founding in 1993, Wightman Ward, Inc. has provided planning, surveying,
engineering, and inspection services to many land owners and developers in southwest
Michigan. We have assisted in the development of over countless plat (subdivisions)
and condominium projects to date. By providing design and surveying services from
conception to completion, we help guide our clients through these typical stages of
land development:
Planning
The first step is to schedule an informal meeting with the client
and local municipality staff to discuss the project concept.
Preliminary Survey
Our field staff will perform boundary and topographic surveys of the property being
developed to create a base drawing for use during the design process.
Conceptual Planning
Our office staff will prepare a conceptual plan of the development which
depicts the proposed lots, roadways, and public utilities (if any)
for review and approval by the client and the local and state
reviewing agencies.
Engineering Design
Our engineering staff will prepare a set of formal construction drawings
depicting the proposed roadways and infrastructure, including any
necessary water mains, storm sewers and sanitary sewers. If municipal
water and/or sanitary sewer are unavailable, we will prepare and
submit a Site Report to the local health department for approval of the
property for on-site wells and/or septic system facilities.
Construction Layout
Our field staff will provide location stakes for use by the
contractor constructing the roadways and public utilities. We also
provide location stakes for use by private utility
companies for the installation of gas, electric, cable television
and telephone lines.
Project Inspection
For municipalities that don't provide their own inspection staff,
we can provide an on-site Project Representative to observe and
document the construction of the roadways and/or public utilities.
Final Survey
Our field staff will stake the corners of all proposed lots for
use by future lot owners, home builders, landscapers and surveyors.
Final Plat/Exhibit B to the Master Deed Preparation
Our office staff will prepare the final plat drawings (plat)or
Exhibit B to the Master Deed drawings (condominium) and will assist
in obtaining the final approvals and the recording of the development
documents.
